Dormio Leisure Development has been developing luxury resorts and hotels across Europe for over 20 years. A key feature of these holiday resorts and hotels is that they blend in seamlessly with the surroundings and natural environment of their location. Furthermore, our concepts are always in step with current market demands. Our extensive portfolio consists of 17 resorts and hotels developed by Dormio itself, 5 resorts in which Dormio acted as the advisory developer and 5 resorts that are nearing completion, making Dormio the largest resort developer in the Netherlands. Although in the past we also helped develop other brands such as Landal GreenParks and Center Parcs, in 2010 we started to focus exclusively on developing hotels and resorts for our own brand, because this is our main area of expertise.
Dormio Group's great strength is that all three phases of a new project can be handled in-house by Dormio:
Because Dormio can deliver all aspects of a project under one roof, we are able to consider all the elements of a new resort, right from the outset: not only in terms of aesthetics, but also the commercial feasibility of the project. Whereas in the recreational sector, a short-term view is often taken as a starting point for new projects, Dormio’s conscious decision is to take a long-term view and take sustainable value as its starting point.
We use the following criteria to determine sustainable value:
Thanks to the close cooperation between our development department and our operations department, the feedback we gain is used to improve and adapt each resort or hotel. This means that a Dormio resort can achieve and maintain extraordinary levels of quality.
In addition to developing new projects, Dormio has also gained a lot of experience in recent years in renovating existing projects, including some major renovations. In this respect, we are also constantly looking for resorts and hotels that fit within our portfolio.
There are many factors that are instrumental in determining which new projects Dormio will participate in or acquire. Although Dormio does not have geographical boundaries, it should be noted that developments outside Europe are viewed more critically than developments within Europe due to the added risks and distance.
Although Dormio does undertake developments as the risk-bearing party, our organisation is also open to various forms of partnership arrangements for the development of new resorts or hotels.
